Determine Marketability

Although there is no right way to start, examing the market conditions and determing which factors most affect your home is a good way to start. By knowing what the conditions are surrounding your home you can make more informed decisions and increase the chances of achieving your goals.

Some of the things you'll want to know will be how many other homes like yours are on the market? What is the average time on the market for a home like yours? Is it the best time of year to sell a home? There are never any guarantees, but certain factors can be good indicators.

Prepare the Home

A common next step is to prepare the home and a common mistake is to forgo preparing the home to either a later time or not at all. The first thing to realize is that potential buyers don't want to fix things up any more than you do. If the choice comes between a home with the little details taken care of or one that needs work, which would you choose?

Also remember that price may not be the issue. Why pay less for a house that is not ready knowing full well that you have to pay just as much in the end AND wait for the items to actually be fixed or installed? And if price is the issue, often value and desireability go hand in hand. Pristine homes are more desireable.


Market the Home

If the first two steps have been covered, then a natural next step is to begin marketing the home. In the modern age we live in, the most essential piece of marketing is listing your home on the MLS (Multiple Lisiting Service). Current statistics show that 70% of buyers search online before doing anything else. If your home is listed on the MLS it will also be available on the popular search sites. Also, 90% of real estate is sold through agents and their number one search tool is the MLS. Other items include open houses, news paper ads, and of course the ever popular front yard sign.

Side items that are important to marketing are quality photos for the MLS lisiting, brochures, and ads. Marketing should also include well designed brochures that aim to pique a potential buyer's interest since they will often visit more than one home.

Receive Offers and Negotiate

Now comes the moment that is exciting and daunting all at once. Receiving offers and deciding on which to negotiate and accept. Often the main issue is to set a reasonable criteria and evaluate the pros and cons. But above all, this is the time to remain objective. Remember that your goal is to sell the home and act accordingly.

Once an offer has been accepted, the task at hand will be to follow the necessary steps to close and fix the problems that may occur.
